Description: Repair and remediation of construction defects, including civil and structural issues.

Project Scope:

  • 104 occupied multifamily units
  • Preconstruction planning
  • Develop and execute comprehensive resident communication and coordination plan
  • Remove 42,000 SF of asphalt roadway; re-grade streets for proper slope; excavate and condition subgrade with fly ash; excavate all gas lines and flow fill all trenches due to compaction failures
  • Provide asphalt and concrete roadways per geotech specifications; remove and replace alleys, aprons, valley pans and parking pads
  • Re-grade at building perimeters to establish positive drainage; install 8” diameter area drains at building sites and under roadway
  • Remove and replace 6,000 SF of concrete walkways and 42 structural porches

Challenges:

  • Scope impacted every quadrant of community
  • Phasing and parking plan critical due to displacement of homeowners and garages
  • Senior residents required special assistance with parking and trash disposal
  • Unforeseen utility conditions required unscheduled mobilization of loyal subs to perform unplanned activities
  • Safe egress for residents needed to be maintained at all times as work was performed on all sides of the buildings
  • Roadway work had to be closely coordinated with fire department and city trash disposal
