Description: Repair hail damage ($2.6MM) and construction defects ($1.1MM), including structural and civil issues.

Project Scope:

  • Comprehensive property inspection; finalize hail damage claim with insurance carrier
  • Resident communication and coordination
  • Replace the roof and gutters/downspouts on 40 multifamily buildings
  • Remove and replace: 78 damaged windows, trim and flashing; 567 window screens; 35 damaged garage doors; 65 light fixtures
  • Repair 36,118SF of stucco; remove and replace 2,444LF of window glazing bead
  • Prep and re-paint all elevations on the 40 buildings
  • Structural repairs, including garage truss reinforcement; removal and replacement of rear exterior decks; replacement of failed foundation system with steel piers; floor re-leveling and associated cosmetic repairs
  • Re-insulate floors over garages and re-configure the HVAC system
  • Remove and replace exterior concrete flatwork, including patios and driveways

Challenges:

  • Access coordination for all units with fenestration replacement and interior work
  • Maintaining normal, safe access to all units
  • Health and safety of residents and general public throughout very active jobsite
